The villa in Johannesburg “Orchid Lodge”is built on 2000m2 of private land, the living area of the 7 apartments in the villa is approximately 525m2. The villa contains 7 bathrooms and 2 showers. There is a garage, a covered parking space and 5 outdoor parking spaces.

LOCATION
The villa is built against a ridge / rock massif in 3 layers and is actually “stuck” against the rock wall as swallow nests.
Because the whole is a lot higher than the road (you come up via a so-called “drive way”) you have a magnificent and unrivaled view over the green residential areas of the city with in the background the new business center of Johannesburg, Sandton. Without exaggeration it can be stated that “Orchid Lodge” has one of the best views of Johannesburg.

HISTORY OF ORCHID LODGE
The villa in Johannesburg was built by the Amsterdam architect Mr. Breedveld who arrived in Johannesburg in 1938 as an emigrant. He is also the designer of the Philips logo (three stars and waves) that he designed in the fifties. Mr. Breedveld was an architect, artist and designer. In 1938 he bought the piece of land against the hillside where a small house stood then (the current apartment 1). He grew it thoroughly and went to live there and his wife started an orchid nursery in the garden, which is why the house is still called “Orchid Lodge”.

After the war, when the couple now had 3 children, he built a second house and moved it to the first house. This house is now apartment 2. In 1980, Mr. Breedveld built a high-profile Spanish apartment with a high roof above the rock and connected it through an internal staircase and an outside staircase with apartment 1 and 2. In this
Spanish house are now apartments 3 and 4.

In 1990 Mr. Breedveld built even higher against the rock a large house again the Spanish, Majorca-style and provided that house with two terraces, a rear terrace with “braaiplek” and also built an office and servant house.

The large upper house is now apartment 6, the office apartment 5 and the maid servant apartment 7. He made this house accessible via 2 stone external stairs and an outside staircase under the first two houses by + via an internal staircase. The upper house is therefore accessible in 4 different ways.

Mr. Breedveld had a predilection for working with old building materials from demolished buildings, so the upper house has windows with a rod distribution from a demolished golf club from around 1920. Mr. Breedveld loved lush planting and surprising terraces with different views.

The villa is surrounded by 6 different terraces (with swimming pool), a garage, a carport and a parking space for 5 cars.

CLASSIFICATION
I bought the entire complex in 2005 and thoroughly modernized and refurbished it and divided it into 7 apartments. I have always lived in apartment 6, the largest apartment (150 m2) with the most beautiful view. In apartment 7 lives the gardener / handyman who maintains the whole complex and manages the gardens. The apartments 1,2,5 and 6 are currently rented out. (In Z.Africa there is no rental protection and the tenants can leave like this). I currently use apartments 3 and 4 as an exhibition space for my antique trade. All apartments have industrially designed kitchens and bathrooms.

USES
The house is suitable for private residential and part rental or private residence and B & B. Or only private residence (if you want to live very spacious).
It is well situated in a neighborhood that most resembles a forest with here and there a villa. A short distance from villa “Orchid Lodge” is the neighborhood Norwood with shops, supermarkets and restaurants. The old town of Johannesburg is a fifteen minute drive, the new business center Sandton also.

Mountainview, the area where villa “Orchid Lodge” is located, is full of classic villas built against the ridge on the north (just like villa “Orchid Lodge”), the north is the sun side in the southern hemisphere) and benefit from the natural environment, the sun and the beautiful view. Mountainview is situated near Johannesburg’s oldest residential area, Houghton, where the mining magnates of Johannesburg used to live.

RENTAL PROCEEDS
I have temporary rented apartments 1,2 and 5 and 6 with a combined rental income of R 29,500 per month (that is €2,000). I deliberately did not rent apartments 3 and 4 (the middle house) so that a possible buyer can move in immediately.

SAFETY
Although Johannesburg does not have a very good name in terms of safety, the dangers are often grossly exaggerated. Unfortunately, most crime takes place in the townships where the poor attack and steal each other. Another risk factor is the “bling-bling” behavior of many wealthy South Africans, people like to drive around in showing expensive cars preferably with jewelry. This sometimes creates risks. Such as hijacking.

22 Grove Road is located on a rock high from the road and the neighbor down has 3 large shepherd dogs that guard, as it were, villa “Orchid Lodge” too. If one just behaves, the danger of being a victim of crime is not much greater than in e.g. Amsterdam.
